Apparently so. Alongside slush puppy drinks, confectionery, some rather tasty-looking, genuine Cornish ice-cream and, interestingly, local Polperro oysters. It's located in the picturesque Cornish village of Polperro - the agents boast that it's quite possibly the prettiest harbour in England.

Isn't this more of a living than live-in...?

Well, it could be either. The owner waxes lyrical about the site representing a lifestyle rather than just a living - although some may find an annual net profit of £22,000 slightly underwhelming. Alternatively, you could apply to the council for a change of use and (if you're successful) give it a beach-hut makeover.

So what's in there at the moment?

As it stands, the pokey 25sq ft timber clad lockup - which, unusually, is a freehold - comes with tile flooring, a side access door, a range of fitted equipment and a sink unit. It's not much, but the location is pretty good.

How so?

It's on the main high street, so trade is brisk; or you could just spend all day people-watching. There's a bevy of restaurants nearby, and over the road lies the beating heart of the village - its working harbour.

Any local colour?

Well, the place is awash with twee horse and carts, and it also has its own tram system. There's also miles of walks, delightfully narrow roads (4x4 crowd, beware), rocky beaches (watch out, though, during high tide) and, of course, the Eden Project.

How much?

Take a deep breath: the ice-cream kiosk has been put on the market for the buttock-clenching sum of £95,000 - surely £99,000 would have been more appropriate? - through Miller Commercial (01872 274211, www.miller-commercial.co.uk).
